Bookings

All reservations require full prepayment.

 

For most weekends of the year, we have one and two-night minimum for weekend stays depending on local events. One-night weekday stays are welcome year-round. Please email us about one-night stays.

 

Our rates are based on a whole suite rental. Our Vaudeville Suites sleeps 2 adults. And our other 3 suites sleep up to four guests.

 

IF YOU ARE INTERESTED IN A LARGE GROUP/EVENT BOOKING, PLEASE CONTACT US DIRECTLY FOR A PROPERTY BUYOUT. A BUYOUT SLEEPS UP TO 14 GUESTS.

 

When you book, your credit card is securely kept on file under your reservation. We require a card to be held on file during your stay (retail purchases, damages). If you would like to change this card or if your card has expired, please let us know. We reserve the right to assess and charge for any damages, missing items, or excessive cleaning fees

Cancellations

No one likes to cancel plans, but it does happen.  We try to have a system policy that is fairly flexible for guests. However, also understand that last-minute cancellations really affect other guests from booking rooms.

 

Being a small, family-owned lodging, cancellations have a large effect on us, unlike hotel chains and larger properties. We do understand that things happen and we will always do our best to accommodate. If you have any questions, please don’t hesitate to call or email us!

 

For cancellations made at least 21 days prior to your reservation, please email or call us for a full refund, less a $10 processing fee.

 

For cancellations made between 8-20 days prior to your reservation, a 50% refund will be given.

 

For cancellations made within 7 days of your reservation, no refund will be given.

 

Should your stay at The Mercantile be shortened for any reason, you are responsible for the remainder of your reservation with us.

Service

"The Mercantile on the Katy Trail," is a self-service vacation rental. There is no service staff on site. On occasion you may see the owners as they may also lodge at the property. 

Damages

When you book online with us, our system keeps your card on file to cover any room charges and damage. Damage to furniture, linens, and other property will be assessed and then billed to the customer at our replacement cost, which may include labor costs.  We will always try to be transparent in our communication about damage to the rooms.

Keep in mind that excessively damaged, irreparable, irreplaceable, or soiled linens, carpets, and furniture will be included as damages.

Property Rules

No smoking of any kind is permitted inside our suites, lobby, or staircase. You may smoke outside however be courteous of others and the property. Please dispose correctly of cigarette butts to avoid loitering and a fire hazard. Ash containers and trashcans are provided for your use.

 

Quiet hours are from 10 pm to 8 am. During this time, we ask that you respect our guests and neighbors and keep noise to a minimum. If we have to repeatedly ask you to quiet down, we will then ask you to leave the property and no refund will be given.
